Whilst we all want to make money, we appreciate that costs need to be kept down.

Letting fees, management fees, on top of EPC's, GAs certificates etc all adds up.

For 12 months we a trialing a set fee programme for Landlords new to James Ogg property management to evaluate if set fees are the way forward. You as a Landlord cannot lose, we might but that`s our problem!

We will manage your property for a maximum of £30 per month and a minimum of £20 per month(depending on number of properties, with no Tenant find fees and no tenancy renewal fees.

This allows us to know exactly what we get out of a portfolio and you know exactly what you are spending on fees.

Our structure is from 19th July 2009 to 19th July 2010 for new landlord instructions is  as follows.

Up to ten houses £30 per property per month

Ten to thirty  houses £25 per property per month

Thirty and above     £20 per property per month



So if you had fifteen houses with a current agent your fees may look something like this over 12 months.
Assuming an average rent of £450 per calendar month, a management fee of 7.5% , a tennacy find fee of £200.00, and a tenancy renewal fee of £40.00

Monthly rent  £6,750
Monthly fees £506.25
Over twelve months £6,075.00

Four tenant find fees   £800
Eight tenant renewal fees £320


Thats a huge      £7,195.00 before repairs, legal bits and bobs etc.


This is how that would  compare with James Ogg property Management.

Monthly rent             £6,750
Ten fees at £30        £300.00
Five fees at £25        £125.00


Four tenant find fees          £0.00
Eight tenant renewal fees   £0.00


Thats  a   £5,100  yearly cost  some £2095.00 cheaper than a failry cheap agent. !!!!



Cheap does not mean low quality. Our theory is that because you pay per property per month , occupied or empty, our cashflow is good. Empty properties are more hassle than occupied ones so by the agent and Landlord both knowing where we stand is good for all. We know we get a fair fee so we do our job well. 

We have incentives to get tenants in to houses because they pay us a small fee and as said before, an empty house is more trouble than an occupie done.
